I'm keen to hear people's comments on heating and boilers please - I recently fitted a new boiler in my HMO, the one it replaced was just three years old and had been problematic. People had been tampering with it in various ways, which may had contributed to its early demise in the view of the plumber. In addition, I would frequently find the control switched from auto to constant and so heating would be running 24 hours a day - expensive! So I fitted a lock to the boiler cupboard to prevent this as nobody ever owned up to altering the controls. I have put the running hours in the contract (7-9, 5-11 weekdays, 7a-11p weekends) so people know what to expect. Also that electric heaters will be charged at £50/month if people use them. I'm far from a draconian landlord, however I have found it impossible to rely on the integrity of the tenants to not tamper with controls. I have seen on here a new wireless thermostat which can be landlord controlled over the net, and locked out from tenants - does anyone have any experience of these? Thanks in advance :-) Paul
