  Thanks to everyone who helped me out this morning with my cigarette smell questions. We have received a verbal acceptance (and barring anything bad happening we should have it in writing tomorrow mid morning) So now comes the harder part.... finding all the people we will need to get the things done to the house. I am going to list out what I need recommended and hopefully you guys can give us some recommendations!! 1) Home Inspection company! It is the holidays and we will have a 1/3/18 close of escrow date. I want to make sure we have an inspector that can get this done quickly and accurately. 2) Cleaning Crew! A company that can do deep cleaning - all the nooks and crannies including inside of cabinets/closets and possibly use the TMS that someone recommended to clean the walls. There is also laminate in parts of the house that I would like to keep if they can be cleaned thoroughly. 3) Painters - I had a lot of people recommend Kilz to me, so a company that uses that as a primer. 4) Carpets - should we go with a big box store, or does anyone have any recommendations for me on this. 5) BIG ONE: The staircase is open (think 1970s a la Brady Bunch stair case). We have a crawler and plan to have another baby, so the stairs need to be closed off. No idea who I would go to for this. General Contractor? 5) Remove wall that was added on without a permit. They divided up the master bedroom by placing a wall and door. We have no use for this and want it removed. The only fear i have here is this: Asbestos. there is asbestos in the ceiling. We are not planning on removing it because from what i have seen it would just be too costly and I have also read that as long as the ceiling is not disturbed there is no problem in just letting it be. But i am thinking that maybe removing the wall will cause the popcorn ceiling to be touched (I don't know if there is a gap between the wall and the ceiling, but there may be, I've attached a picture). Okay, I think that is it for now. lol Thanks for any advice you all can provide!
