All 3 tenants complained to us about Rare Xperience. Communication is horrible between Rare Xperience and the tenant and between Rare Xperience and the us, the home owner. It took Rare Xperience forever to respond to tenant problems. They charged the tenants for repairs that were never even done. They were in charge of maintaining our contract with Anchor Pest control. Found out they never followed through and our house went months without being treated. Apparently Rare Xperience changed banks several times which held up our payments. Damien rarely called us back. Finally when we did talk to him, he was full of excuses as to why he dropped the ball. We finally fired them after the 3rd tenants moved in in August. Our tenants sent us pictures of what they moved in to. The house was SO filthy, however, the previous tenant had passed inspection. ???? Both outside gates were broken and not accessible (which we were never made aware of). The well and sprinkler system doesn't work, again, never told about. The mailbox was broken, (Rare Xperience charged the previous tenant for it, but never replaced it). Broken screens, dangerous landscaping issues. Broken blinds, house not repainted. We ended up having to hire a house cleaner and contractors to clean and fix everything. In the past month, we've spent almost $1000 to fix what Rare Xperience failed to do. I would never, ever, ever, ever recommend them to anybody. They are horrible at doing their job. They don't care about the home owners or the tenants. We managed our property more than they did.
