  We live in a condo duplex. Yesterday's clogged sink and spilled water from it revealed that we have a leak from our upstairs bathroom into the lower level bathroom. I don't believe this is a plumbing issue. I think water is just going thru a crack in the tile or grout. We need to fix it before it damages the sub floor and the joists. This might turn into a forced upstairs bathroom renovation. Any recommendations for the right person to call would be greatly appreciated.

  Can anyone recommend a contractor who has an eye for detail, an openness to historic preservation, and who actually returns calls? We purchased our home "mid-renovation" in June and have yet to hear back from a single (architect-recommended!) contractor in terms of an actual bid. Drawings are done and permits are submitted, now we need to find someone trustworthy to do the work so we can actually use our second floor! TIA!
