  Hello Davina, you can get a rent guarantee policy put in place prior to the tenants moving in. I usually use Homelet's Rent Recovery product which covers you for rent arrears and legal costs up £50000, there is also a nil excess option

  if you have gone with an agent then they should have (say) a HomeLet portal to get your tenants refrenced and obtain both legal and rent cover. There are various different levels of referencing and cover, however if you do it through your managing agent it should be less expessive than if you did it yourself direct, as insurers take the view that there is less risk of a breakdown in the LL-T relationship if you have a managing agent around to smooth over any issues ...
