For spot cleaning we use a product called "Capture." You can get it at many carpet stores. It's a dry powder that you work in with a brush and then vacuum up. For a professional carpet cleaner we swear by Smith Mathis. They are amazing! http://smith-mathis.com/

Anyone know professional carpet cleaners looking for counsel on an apartment complex that is trying to get us to pay for replacing carpet instead of even trying to clean it.

Why do they want it replaced? What's stated in the lease? Unless there is physical damage to the carpet I would push to clean it. Unless there is extensive pet damage or paint/ink stains an experienced cleaning company should be able to remove the majority of stains.
