  Can also recommend Shay Fitzpatrick at [First Rate](http://www.firstrate.ie/) - would never consider going through the mortgage process without one. The cost is negligible, a couple of hundred euros, as the brokers fee is paid to them in commission by whichever lender you end up going with, and they will guide you through all the paperwork and will help prepare your application back to the banks.
