What could I do with a 4,000sqft downtown warehouse in a very business friendly city? It's always been a dream of mine to own a business. I recently found an awesome warehouse space in the heart of downtown for what seems to be fair rent, 5k/month.
I would love to open a music venue or bar. However, I know a music venue might be hard to pay the bills and a bar comes with a lot of red tape.
I have some decent income and could probably get a business loan if I presented the right plan.
In a perfect world it would be an awesome multi use artist space with a video studio(I am a professional videographer).
Does anyone have any ideas on what I could do with the space to make rent every month?

There are some really cool examples of how to use old warehouse buildings in Atlanta. They divvy them up inside and make a sort of market for local vendors, selling all sorts of unique food, wines, craft beer, snacks and gifts. It's very industrial-meets-modern with all the original warehouse fixtures and floors and updated decor. Plus it's good for the community because it gives local businesses a place to call home without owning their own space.
