  What type of consultant can I see out? Hi all, I have a 2nd home located in a prime location situated across the street to a big hospital system here in NY . Initial plan is to tear down to build a 2 family but have had thoughts of building for commercial / doctor/medical office use . The current landscape of the street is a residential neighborhood with a few dental/medical offices (houses) in between. My property is at a corner right across from the hospital. What type of consultant should I be looking for to discuss what are the best options for either commercial/ 2 family in my given area? First timer getting into rental properties. Any landlords in here that operate both and can comment on liabilities for my situation mentioned? Thanks in advance.

  You need a commercial appraiser (general appraisal license) to do a 'highest and best use' analysis. Ask how many they've done (you don't want a newbie) and how familiar they are with that particular area (you don't want someone from another part of town). www.appraisalinstitute.org
