Realtor for rental unit in Albany/Troy? Hi all,
My boyfriend and I are looking to rent a 2 bedroom unit (or 1 bedroom plus office) ideally in downtown Troy but are willing to look around New Scotland area for a great space as well. We're looking for a May move in and a budget of approx. 1,500.
In cities I've lived in previously realtors have assisted with finding awesome rental units, but I honestly haven't heard about that here. I used craigslist to find our most recent place, but didn't know if anyone had worked with a realtor for rentals that they could recommend here that might know about better units sooner.

I would not recommend a realtor given your circumstances for the following reasons:
* You already live here and have an understanding of the region. You also know the general area where you want to be. A realtor is good at helping you figure out a new region, but less so if you're already knowledgeable.
* Realtors take a commission for finding and processing a tenant. Traditionally, it's one month of rent. Since most apartments in Troy are in 2 or 3 unit homes, having your rental income halved (or potentially eliminated if you live in the other unit) or reduced by a third for one month is something to be avoided. This also means that a realtor will generally shop for apartments for you that are near-the-top-of or over budget.
* If you're looking to move into a complex, start researching and applying now. Some places have waiting lists that should be opening up in May when students begin to leave. I think that's a great time of year to be looking for a new place. Since it's January, time is your friend.
Source: Am landlord in Troy and have used realtors in the past both to find an apartment and look for tenants. The realtor we used when we originally moved here was definitely trying to punch above our price range.
All of that being said, some of the units at the brand new [The News Apartments](http://www.rosenblumcompanies.com/property/501-broadway/) are reported to be available starting in early spring. It may be worth keeping an eye on. It'll put you on the edge of downtown and within a 15 minute walking distance of everything.
