ISO contractor/plumber/mold person I am not sure who is best to contact. I need a new metal flange under my toilet because the current one doesn't hold the toilet screws steady. I tried to replace it myself but the heads of the flange screws are rusted enough they strip of you try to unscrew it. along with that I am not sure if any of wooden floor surrounding the toilet is molding/rotting or needing replacement. I think most the damage is a few years old but since my toilet screws aren't held steady we have had broken wax seals frequently and could have had some recent water damage. This is upstairs. We think we had a broken seal that went unnoticed and dripped down between the wall to the downstairs floor. We now have a small spot of mold at the base of the wall and carpet in the basement directly under the toilet that needs the new flange. I'm unsure if there is mold inside that wall. It is all dry currently.
