  Question. Need your help. My seller is under contract and has desert landscaping. About 4 years it had grass and they changed it to desert landscaping. The sprinkler system is buried underground, they disclosed on the SPDS it doesn't work. Are my Sellers obligate to rip their yard out and repair the sprinkler system? Their home inspector did not say the sprinkler system needs repair only for them to do further investigation. The Buyers did not get a landscaper out and are only assuming the repairs are needed. What is your take on this????
