Is it just me who feels like this. This is all the money we make after holding a house for a few years, and then we have to give it all to someone who lists it and finds a buyer? How many of you have had success selling without a broker in Hoboken? I want to only attract buyers without agents so I avoid their 3% too. Is that possible and feasible? Again, not looking for comments from agents please.

Yzelski replied:Use the free listing service offered by Zillow. Make sure to stress in the listing to contact the owner directly, not the agents advertised on the bottom of your listing. It can work, but buyers will take into account you're not paying an agent a commission and price accordingly. It's worth a try and you can always list with an agent. Make sure you have a good attorney to consult. Check out the FSBO listings on Hoboken.
Lk7886 replied:Does your place have outdoor space and are you totally realistic about pricing/comps and the slightly stale market ? You might have a harder time selling fsbo right now than you think in hoboken unless you nail your asking price. You might also take a look at Redfin or see if your bank partners with any local RE companies (ours does). Also, 100% pay a RE photog for photos. This is a must.
MulberryMak replied:We bought our current place as a FSBO, and we’ve seen some units in our building sold FSBO. There are also discount brokers in town who charge less. Buuuuttttt there are some things you need to consider going into this decision. The market right now is not as hot as it was. 2 years back, several units in my building sold FSBO. More recently, 2 listed FSBO this past summer and neither sold until they brought in a realtor a month or two later. Different market, different buyers (more cautious buyers). I think with FSBO, you don’t want to cut out the serious buyers who already have an agent and are actively looking—that’s a huge share of the market. And agents will make sure their clients don’t see your listing. So it’s better to just say “FSBO with 2% to buyer’s agent”. Then you pay 2% instead of 6. Also, a lot of homeowners aren’t good at pricing their own unit. They price too high and hang on to a high price too long. They saw that neighbor A sold for x high price 2 years ago and want the same amount now. No one is going to pay you the high price from 2 years ago when they know you aren’t paying an agent. It had to be a win/win. When we bought, we bought for about 50k less than other units in our line sold for the same summer, because it was FSBO. We wouldn’t have paid more, it had to be a deal for both of us. You have to have professional pictures and ideally even the 360 walkthrough. And if you don’t have an agent, you have to do that yourself. Declutter, repair, repaint. Are you going to host your own open houses? Finally there is some awkwardness when you are showing your own house. You are going to be home and people are going to come in and look through your closets and pantries and may make comments like the layout doesn’t work or it’s too small or too old or whatever. ETA: it’s probably best if you let them in and then you wait outside so they can really look freely. It’s so awkward to try to see if you really like a place when the owner is there, staring at you. And finally—negotiating. That can be awkward. Our situation went fairly well until the final walkthrough before we sat down on closing day, and we found they’d removed some light fixtures. Last minute, IN PERSON, we had to demand they replace the light fixtures and they argued they didn’t have to and we had to get each side’s lawyers involved, etc.—no realtor to soften that stuff and be the go-between, haha.
