My questions are -What is a good property management company in the area? -Any companies we should avoid? -Does anyone, who owns a house and had to rent it out, recommend not hiring a management company and trying to rent it out on our own? -What percentage do the companies in this area charge to manage the properties?   You have to have the right tenant to have a repair agreement. I would advise to have a management company if you are going to be out of state, I think 10 percent of rent is normal out here, plus leasing fees each time a new tenant signs on. If you want to do it yourself a good place to start is www.walandlord.com. they have all the forms you need and lots of tips and information, they can also screen tenants for you for minimal cost. It's fifty a year for membership but well worth it.
