Recommended House Surveyors and Any Additional Advice I'm hoping to purchase my first property in Birchgrove and planning on having a survey done other than the banks one. Any recommendations or experiences with surveyors on Cardiff?

I've used reallymoving.com for this in the past. Comparison site for things like surveys/removals etc. They have local firms and national firms on there to compare prices.
Solicitor fees for purchasing a new build - are these fees normal? My partner and I are purchasing a new build and we've went with the developer's recommended solicitors to get £1,000 off the fees. However, now that we've got the lease plan, there were way more fees than we expected. Please can anyone let me know if the fees below are normal (all are including VAT)?
* Solicitor fees - £920
* Local searches - £460
* Land registry - £270
* Seller's solicitor to prepare the new lease - £240
* Engrossment fee to seller - £240
* Document fee to seller - £300
* Notice of charge fee to seller - £180
Total = roughly £2600?
EDIT: Welp, this was a bit disheartening lol. Can anyone advise on whether it's possible to change to a new solicitor this far down the process? We've got our valuation from the lenders booked, so waiting for the offer hopefully after that and we've currently already paid for the local searches. Thanks all!

We are using My Home Move Conveyancing, they are FAR cheaper than yours. You can get a quote on their website or reallymoving.com I would also say their online interface is superb. I used a local solicitor for our last purchase (who werefine) but tried out this online only company this time,reason being i figured they would be set up better for WFH. I think your fees are at least 1 k too high.
House survey company recommendation? Perhaps not really personal finance, but can anyone recommend a company for doing a house survey (for purchase) in London please?

I just went to [reallymoving.com](https://reallymoving.com) and asked for a set of quotes and went with the cheapest one after checking to make sure they had no deal-breaking reviews or seemed too shady (we went with Hugh James, but I'm sure they'll all be the same as the RICS report is a fairly standardised product)

I recently had an offer accepted on a property so I'm now after a Conveyancer/Solicitor. Anyone here have a recommendation? I've had a few quotes, but don't necessarily want to go with the cheapest if it means poor service.

I used an independent conveyancer and agree with /u/KE55 to avoid big 'conveyancing farms' as they can be quite slow. My conveyancer was based in Surrey so if you are looking there then I can PM you her details. There is a website called reallymoving.com that will let you look up a conveyancer in your area and send you quotes, but also, most importantly, show you reviews for that conveyancer. I've mentioned it once already today but I don't work for them, I just had a good experience with them :).

Unless the title deeds are complex or the property is situated in an area where there is a Compulsory Purchase Order in place, it doesn't matter where the solicitor is present. Solicitors based up north are cheaper and are equally good. Try getting quotes from reallymoving.com and moneysupermarket.com Unfortunately I didn't have a pleasant experience with ONeils last time round.

Can't recommend anyone in particular but when we didn't have any recommendations for solicitors and surveyors, we used http://www.reallymoving.com/ to find companies. You can get multiple quotes and there are ratings and reviews so you can check people out before using them.

Don't waste thousands on your high street solicitor's. You can do all your buying and selling conveyancing online for about 200 quid. There are loads of new online firms out there. Google it and save a small fortune. Try reallymoving.com. great for getting quotes. Ive used then plenty of times.
