  How to compare mortgage rates? I'm close to buying a 'first home' in Florida. I've been trying to shop rates a bit but have found most all banks keep it secret. I'm well aware that credit score and type of property affect it. But I'd prefer not to apply to a dozen banks come pre-approval time just to check rates. Any one know any banks/mortgage companies they'd suggest? My main bank has locked down all mortgages they told me today so I have to hunt for a new bank. I saw better.com publishes their rates. Anybody have any good experiences with checking different rates or dealing with certain banks? Quicken?

  Look at aimloan.com then bring that to a local place and have them match it. You get the best of both worlds. I've seen 2.825 being reported in some of my financial forums I read.

  Matt if you have good to excellent credit you can try www.aimloan.com. They require verification of documentation but you can get a loan at your 65% (or 75%) LTV down around 3 - 3.5% on a 1-5 ARM. For 10 yrs Fixed and up starting around 2.75%. I have used them for my rentals . This is not a hard money lender so it is not fast and furious but the rates are worth the wait if you are not pressed for time. I get antsy at times but then I remind myself why I keep going back. They are totally online and all data is uploaded and verified. They also go down to less than good scores. Check out the site.

  Www.aimloan.com is the cheapest. If you are buying a house with a ground rent, be careful. Many lenders don't allow it so double check first.
