Best mortgage deals/strategy? Is there a better mortgage deal out there without a catch?
Was looking at loans.com.au and it looks good but wondering if there’s a catch to having lower interest rates and less fees.
Anyone has experienced a good bank/broker they would recommend based on personal experience? That got their principal down faster.
*We are currently with NAB. Have our mortgage split into two accounts. Both offset with redraw facilities. Variable, one at 3.25%, the other (interest only) 3.35%.
Calculating after a year we’ve paid more in interest than principal ($2000 diff) and we pay more than the minimum repayments.

Cheaper loan providers like loans.com.au, ubank and others seem to have very strict requirements and limitations to what kind of property they can offer mortgage for. I, for example, never was able to refinance to them, all my applications were rejected. Explanations were "your house is close to power lines" (multiple times), "your house is too small", or as simple as "we do not like your property".

I'm with [loans.com.au](https://loans.com.au) and no complaints. I had a broker I know compare recently and they couldn't find a better deal for variable with full offset. They were reluctant to drop my rate late last year but after a few contacts back and forth they did.

I’m with AMP and have a couple loans on investment properties with them, interest rates are 2.79% (fixed) and 3.14% (variable) - not the best interest rates going around but fine enough for me. If it was for a PPOR loan then you really should be able to get around the 2.00% or lower if you hunt around. I’ve heard Athena are pretty decent if you qualify for their loans.

The low rates usually comes with conditions, but if you do your research and if you fit in to those conditions there are not really a catch.
Usually low rates & low fees means u need to be in a lower LVR (Usually at least below 80%)
don't expect good customer services (because that's where they saved their cost to give you low rates/fees. (Any requests will definitely still be done but may be at a slower pace and/or with more forms to fill or the process is more manual (or some are really good in technology to reduce staff costs) but at the end of the days, they are unlikely to be scammers if they are registered to provide loans in Australia.)
the mortgage amount may be smaller (if Nab gives you 500k for pre approval, they may give 400k. Just a make-up number but that's the idea)
The rest are whatever listed as the facts, some are simple loan accounts with no features like no offset, no redraw.
Some may be cheap in rates but needs to pay annual fees (make sure you take that in your costs considerations.)
Some may be cheap for the first few years then back to "normal" rates which could be more expensive than what you are now.

Looking for a good mortgage broker please. We are currently paying almost 2% more than the going rate on our loan because the lock in rate expired. Looking for a better deal!

Jayhar Hariharan really cba, suncorp, not even close ...i am not sure which you are getting your info from buddy..I agree ..there are lenders like loans.com.au , ubank with rates down to 4.5 but they dont have any banking...offset...redraw facility etc ....so I can help you too...nobody shows all their cards ...

Please note there are so many lenders who have better rates than BOQ ..Suncorp , cba , firstmac , Macquarie all have better rates than boq..You can go to any rating site and compare loans easily and then seek advice.
