ISO a heating contractor who can and will provide a quote based on the following for replacement of a residential steam boiler heating system:
Walk through my home, discuss my heating concerns, and provide all heating options.
Base the size of the new boiler on the size and location of radiators, measuring the radiators and analyzing their ability to condense steam.
Provide a quote on the boiler that will best heat my home.
Before installation, provide the installation-and-operating manual beforehand and show me the correct near-boiler piping for the unit.
Follow the manufacturer's installation instructions.
Include in the contract a clause saying that the boiler system will be installed in full accordance with the manufacturer's instructions.
Install a boiler feed unit, and if not appropriate explain why so that I understand.
Install a vacuum pump, and if not needed/appropriate, explain why so that I understand.
Use only threaded steel pipe and fittings.
Insulate the steam/steam supply pipes.
Make sure the existing chimney is suitable (stainless steel lining required?)
Install a drain valve in the boiler's mud leg.
Inspect air vents and replace them if necessary.
Include the time to clean the system in your quote.
Eliminate the gurgling and banging noises in the pipes/radiators.
Fix leaking radiators.
Understand that I am buying comfort, not just a new boiler.
Guarantee in writing that the entire system - boiler, pipes and radiators - will work properly when the job is done; that when finished, my house will heat comfortably, evenly and with no noise or squirting air vents.
