  I am looking at converting part of my garage into a utility room which I'm assuming won't need planning permission if it's within the existing garage footprint. I would also like to consider building over the garage with another bedroom and ensuite. Where do I start?? Architect? Builder? I need to get rough ideas of costs to see if it's feasible.
