  We sould our house using the housenetwork.co.uk as it was a fixed fee and they advertised in all the main property websites. They dont do the viewings but i never liked the idea of an agent doing the viewings as i know my house better than them. They do everything else though.

  I'd avoid them all, save yourself a heap of cash and all that sales rubbish and go with housenetwork.co.uk. You pay upfront but they're much cheaper, market for 12 months (who generally doesn't sell/move within 12 months?!) and do all the same things as standard agents, apart from the viewings, you do that yourself. We've just put ours up on Thursday, cost us £600 (compared to £2.5 k!!) and we've already had three viewings and an offer.
