Your extension will generally fall into one of the following categories permitted development or full planning permission. If you are proposing to use the extension for habitable purposes you will also be required to gain building control approval.

This Home Consultation allows me to really understand the scope of your project and listen to your thoughts and ideas. I can then advise on what is possible from both a Planning and Structural perspective while at the same time offering some of design ideas and experiences.

Once commissioned the first step is to conduct a detailed electronic survey of your property. While this is taking place I like tol go through exactly what you want us to design. I will discuss your ideas and aspirations, budget, likes and dislikes so that I am thoroughly equipped to start to design your new look home.

Only once I have worked through any changes to the design identified during the design stage will we will be ready to submit to the Council Planning Department for your Planning or PD Application. My extensive knowledge of both Planning and PD Law ensures that chances of refusal are minimised. Once your plans have been submitted your I will then liaise with Planning on your behalf and keep you updated on progress.

While the Planning Application is focused on how the building will look, it is the Building Regulations Specification and Structural Specification that will define how it is to be constructed to comply with Building Control. I will undertake this whole process and deal with all approvals - this detail is also supplied to the relevant checking authorities. I will also advise on any Party Wall and Build Over Agreements that might need to be issued.
