Is anybody or does anybody know of an expert in pub to residential conversion and the best way to go about dealing with the local council and planning permission?
Am currently looking at a freehold pub on which the lease has expired.
Idea is to convert pub in to one dwelling with the possibility of converting outbuildings in to a separate dwelling and maybe developing car park in future for another one or two dwellings (long term future).
Current thinking is A4 (pub) > A2 (offices) > C3(a) (family home).
The pub isn’t yet listed as an ACV but I believe it is being looked at as a possibility. I know this can be appealed and over turned but I am aware that even if it is over turned it can make the planning process more difficult. Looking to get the deal done before this is applied for.
I’m wary of pre-application advice as it alerts council to plans and could scupper the whole deal.
Incidentally, I believe that the property was residential prior to 1972 when planning was granted to convert the ground floor in to a pub. I think this might go in our favour but again, I’m not sure.
