  When I hire an appraiser for a house I usually find 3 appraisers that have lived and worked in that area for 15-30 years. I call and interview each one to see how well they know the neighborhood and try to get a feel for if they understand the boundar ies in house value determined by specific streets or areas. Sometimes one street will be 20% higher or lower than others based on historical issues. If an appraiser can talk a good game about the area and knows it and i like how they feel then they usually win out. It also depends on why you are getting an appraiser, I would ask specific questions based on that. If you are trying to hit a high price you could ask them if they would use certain sold houses as comps, many won't use houses that are not similar because one house is on a canyon, golf course, view, 2 story, etc. My favorite appraiser last year was this person. https://www.myappraisalinstitute.org/.../show_member...
