  Who do people use for FULL referencing checks For the past few years, I have done the creidt check via the NLA website and then done the referencing bit myself (landlord reference, employer reference) Recently, I actioned the NLA to do the whole lot. The process was very slow and clunky, with tenants reporting that they had to download an authorisation form, print it, sign it and return it before the NLA would do the checks Please suggest alternatives to try to a FULL reference service

I have already given them notice to quit however, he refused to leave the property and refused to pay me any more rent.   Too late now but get RGI (Rent Guarantee Insurance) for your next tenant, then you just have to make one phone call, after that the rent gets paid by the insurance company and they evict the tenant for you. (Tenants often change their minds about not paying the rent, when they release the landlord has a large legal setup he can call on free of charge.) Give http://www.landlordreferencing.co.uk/ a ring and they will explain how you can get all your current tenants covered (part from the one that is not pay) along with new tenants, they will also add the none paying tenant to their database, so none of their members get the some program as you from that tenant.

Most referencing companies are chosen by agents based on "box ticking" so the agent has someone else to blame if it goes wrong, yet the agent does not want a real check done on a tenant encase the tenant gets rejected.

  LandlordReferencing.co.uk keeps a database of tenants/landlords, so as well as the normal credit checks they can often put you in touch with past landlords that the tenant have “forgotten” to include on the form. Also worse using the land register to check that you are being given the correct landlord details for every address the credit check shows the tenant has lived at.
