Other features to make sure are included is cover for illegal activities and also track and trace.

Obviously we will need more information to help and then we can make sure you have cover to suit - for example are you keeping it afterwards or flipping it and again the type of work being undertaken is another major factor... One of the providers we often use allows us to put landlord properties to them undergoing cosmetic works like kitchens, bathrooms, central heating, electrics etc ...and will give full perils cover whilst the tradesman are onsite as they accept this is often a lower risk than the property being empty. Having tradesman on site - especially the ones working with heat can cause problems - so again making sure they have the correct cover is essential. We have lots of landlords across the UK and have many claims - Bronny (01494 719980) in my office does claims 3 days a week - so you can call her anytime. HMO'S are no different to any other insurance provided the insurance is fit for purpose and the landords / agents explain the risk properly - often as we know HMO's can differ hughely so some insurance companies will like professional tenants and not take others, some don't like them all together, some will add a margin to the costs and if there is cooking facilities in the rooms many don't like that....but they are all solvable... There are landlords in this group who have had claims, and significant ones as well, paid out through us ....so if you need any names of how well the claims went or were dealt with, let me know and i will get some of them to PM you rather then add their details without their permission here.
