  Just wondered if anyone had had dealings with Simarc - a property management firm that seems to deal with a few of these lease extensions and such. The vendor of the flat suggests that it cost the flat next door 7k just to take it back from 70 to 99 years whereas I am given to believe it is possible to get another 99 years and peppercorn (?) rent for about the same 7k. Any thoughts please? Thanks in advance.

  be wary of 20 year lease extensions - they usually benefit the freeholder/landlord as they mean an increase of ground rent and a return for an extension and therefore more ££££ once the lease falls towards 80 years - always best to seek independent val uation advice and if you have owned for 2 years, exercise your rights to obtain a 90 year lease extension or ask the buyer to serve a notice to extend the lease and assign the benefit of the notice to you on completion - lots of information available online through LEASE and also my firm's website www.jpclaw.co.uk
