  Ok, so we hired a licensed architect, gave him our budget and asked him to design our renovation. So far the bids from the three contractors the architect recommended are hugely varied...to the tune of double our budget. Not sure whether the architect is wacked or his recommended contractors are? Anybody know a good general contractor?
