  Hi Fion, we use Silas J lees who is a RICS surveyor and got us a valuation prior to us purchasing our BTL in Wakefield. It cost us 150 but is worth its weight in Gold. His number is 07572417417. Just say Karl Stewart gave you his number. Hope this helps,Karl
