You need to ask the agents which comparable sales they used and how they came to their price. As agents we can advise an owner what we believe their property is worth however majority of times it depends on supply and demand.   I highly recommend Con Psirakis director century 21 revesby. He is a moorebank local. He has helped me out with many a property/investment matter. His agency found wonderful tenants for my house, got an extra $50 pw more then i was told i would get by another local agent. He will also be selling my property next year 0403324678
