  I found a map from either PortlandMaps.com or from the county GIS database that shows water main connections a few weeks ago, but I can’t find it now! I’ll keep hunting and let you know if I found it... For what it’s worth, most water mains are connected to the property through a straight line from the meter to the building.

  portlandmaps.com will tell you about what year your place was built, the historic permit and plumbing permit might say what pipes the home was built with. If it's still using the OG Cast Iron pipes then they have a bunch of rush on the inside, normally not enough to slow your drain unless they are 2" pipes. If the slope if bad and you need to replace all the pipes then it's abunch of money. If it's a clogged P trap you might be able to buy a snake and DIY it

I bought as a single person on a single income. Spend about 15% less than what you think you can afford and have a serious emergency fund.

  Start here, Aundrea - PortlandMaps is where the City adds the permits to an address file. Enter the street address in the upper-right field, and then once you've got the right one (It's a little finicky sometimes, but once you're in the right area, you can look at the map & click-on the one you want) - then scroll-down & click the "Permits" tab.   FEMA hasn't re-mapped anything in the Portland Metro area since the Johnson Creek debacle. Plug your address into portlandmaps.com and check the status. Click on "hazard" to see if your address is in the SFHA. I can't see why it would be as you are not in a 1% chance area. I randomly pulled up other address in the general area you describe and they're fine. The letter has to be an error. edit-out of curiosity, who is your mortgage lender? Did the letter make any reference to National Flood Protection Insurance (NFPI)?

  +1 on rmls.com...it's the most current, and it's the source of record for all other realty sites. If you want to avoid realtors, check out the FSBOs. Also, portlandmaps.com is your best friend when doing due diligence on property specs, permits, taxes, zoning, history, etc. Note, not all permits may show up online, your best bet is to go to BDS and request a permit search on an address once you've found a place you're interested in.
