  Seeking a good mortgage broker who deals with first time buyers and works with some of the companies that do the "big picture" analyses (I can't remember what those are called). Also someone who is familiar with those who will finance those homes lower than 90000. It would be fabulous if they are licensed in MS and TN since we are not planning to buy immediately, in case our credit needs more work and are planning to look in both states. Wanting to look at what our credit looks like right now and go from there.
