  thanks all, I found a semi-used water heater. paid $125, made in 2013, was installed in a new construction home but buyers wanted to upgrade. I ended up with it. American Water Heaters Bfg61-40T40-3Nov Natural Gas Water Heater, 40 Gallon. Anyway, that said, I offer $100 bucks to a licensed plumber who will help me hook it up. I will position it myself.
