  not too much in the way of houses or duplexes, but i did find some apartments below that price range. honestly if you are looking for a duplex i would take a drive down lake natoma drive in ov... there are usually 1 or 2 duplexes for rent on that street (although staying under 800 per month without going with an apartment vs a duplex or a house might be hard) cornette property management has a 2 bd/1 ba apartment in ov on benning st (not the best street in my opinion though) for $755 a month http://public.rpl.herorentals.com/RPL/detail/display.mvc?prid=CA2019764L&cmid=&clcd=HERO&srce=internal&headcolor=003366&fontcolor1=000000&fontcolor2=D8D8D8 homepoint property management has a 1 bd/1 ba apartment in ov on orangevale ave (again not the best street in my opinion) for $695 per month http://www.homepointe.com/search_detail.asp?propid=10867 homepoint also has a 2 bd/1 ba apartment on greenback and almond for $725 per month http://www.homepointe.com/search_detail.asp?propid=11233
