  June, 2014 Dear Blue Bell Country Club Single Family Homeowners: As you know, as a SNG owner you and not our Community Association are responsible for the maintenance of your own home. However, the Board does actively search for opportunities to help you. As we near the midpoint of our ten year TWN and CRG home roof and gutter replacement project, we now have another such opportunity. The Board recently entered into a four-year contract with GAF Approved, Master Elite Contractor, Lemus Construction. Lemus has been handling all roof maintenance repairs and our full roof and gutter replacement program since 2011 and has established themselves as our most reliable, cost effective contractor. We recently obtained their agreement to offer their discounted bulk rates to individual SNG homeowners. Our TWN and CRG homes have an average roof life of less than 20 years. Many of our SNG homes are nearing their 20-year anniversaries thus making this offer very timely. Lemus will thoroughly inspect your home and provide a complimentary no obligation report to each homeowner. Roof, shingles, gutters, skylights, attic insulation, attic fans and stainless steel chimney cap replacements are included as well as window replacement. If a repair or replacement is needed and the work is scheduled within the next two years, all BBCCCA Single Family Owners will receive an additional ten (10) % discount on top of the special price the Association already receives. Lemus has partnered with the National Breast Cancer Society for the last two years. They have offered and are pleased to pledge $100.00 for every full roof replacement performed for residential accounts. For roof replacements, a GAF Golden Pledge Warranty covering 50 years on materials and 25 years on workmanship is available.
