I have a rental property that I’ve been fortunate to have the same tenants from the start. We are now needing to replace one of the tenants with a new one which will necessitate a new lease and tenant screening. However, the property doesn’t need to be listed as they were able to find a replacement themselves. Are there realtors who would be willing to help with just the screening and lease (no listing) for a flat fee? I understand how to properly fill out the TAR promulgated forms but the disclosure about it being void if not filled out by realtor has me a little on edge which is the reason why I’m looking for a realtor to begin with. Can anyone help clarify?

Try smart move or ntnonline.com - they have systems for landlords to do background checks as well as forms and I *think* leases (so it won't be a TAR lease, but a lease).
