  May I suggest checking out [listeditmyself.com](https://listeditmyself.com/). I haven't sold a house through them. But I personally know the ones in Birmingham and vouch for them as being good people. I don't know what the cost savings is, but it's probably significant. It might be worth having a conversation with them. As hot as the market is, I think you'll be able to sell your home very quickly with or without an agent. It's not that hard buying/selling a home without an agent. Just set your price, list it, and find a closing attorney. I suspect Brandon with listeditmyself can easily talk you through the process and what he does for you and what it would save you.
