Replace left side gutters/downspouts, also right side. 6. Replace cracked rear porch window. 7. Replace/remove rear storm door. 8. Replace left front window. 9. Replace rear wooden porch spindles, decking, and re-secure all railings. 10. Replace rotten front porch fascia. 11. Install metal coil wrap on rear center siding (exposed wood) area. 12. Scrape/replace/repaint rear basement crawl space access area. 13. Install cover or back-fill pit on left side of house. 14. Re-secure/remove rear porch awning. 15. Remove and replace rotten front porch decking and steps. 16. Install missing front fascia. GARAGE/OUTBUILDING: (shed only) 1. Rotten wood on shed (repair or remove shed). KITCHEN: 1. Replace bottom of sink base. 2. Replace damaged flooring. we need to inspect this together 3. Install missing base molding. 4. Re-secure hanging ceiling molding. 5. Replace exhaust fan. 6. Repair or remove locked up garbage disposal. INTERIOR: 1. In rear mudroom area: replace (2) doors, damaged flooring, and left outlet has broken prong inside it. 2. In dining room: replace damaged hardwood flooring and ceiling, and remove damaged/moldy drywall below window. 3. In living room: replace damaged ceiling and flooring and replace moldy drywall by side windows. 4. Replace damaged hall/foyer flooring. 5. In main level bedroom: replace (3) damaged windows, damaged flooring. we need to inspect this together 6. In right front bedroom: replace worn flooring (we need to inspect this together) and scrape/repaint walls and ceiling, replace ceiling light. 7. In left front bedroom: replace damaged ceiling fan, and repair door. 8. In full 2 nd level bath: replace damaged ceiling light and replace rusted sink trap. 10. (we need to inspect this together) BASEMENT: 1. Treat all mold on walls and ceilings throughout. 2. Replace/re-install hand railing. 3. Repair tube light by front area. (want to replace tub since it is a concrete one if we can fit it in budget) 4. Scrape/re-seal flooring. we need to inspect this together PLUMBING: 1. Replace main cast drain (rusted and leaking). ELECTRICAL: 1. Furnish and install smoke/carbon monoxide detectors throughout, as per code, due to fuel burning equipment present in home. A/C: 1. Replace damaged/outdated a/c unit.-just remove unit HEATING: 2. Clean and service, or replace as needed, the gas furnace. Unit did not operate at time of inspection. Unit is also well past average life expectancy. We want to just get this unit serviced, running for one more season NOTE: The above list of repairs sites the issues identified at the time of the inspection. These involve health and safety issues. These issues must be addressed in some manner (i.e. repair or replace) with regards to an FHA 203(k) Renovation Loan, if applicable. These are items that are just being brought to your attention, however, are either not required repairs (i.e. due to being seasonal or that they function but are just older units), or that they are not health and safety issues. 1. NOTE: Right window by kitchen sink has damaged seal. If budget allows 2. NOTE: Refrigerator is an older unit, dishwasher is an older unit, may want to consider replacing. 3.
