Can anyone recommend a good landlord/property management company? Looking to get a one bedroom apartment in August.

Since people people aren't perfect and make mistakes, therefore property management companies will too. Given that in smaller fora like this for a question like this, we'll get one person slamming PMC#1 for their issue, another person slamming PMC#2, etc… Generally one person per company and maybe (but not always) one company that has a couple of complainers. I know I've been that one person against a company and others who say they never had an problem with them.
Also, we know in general that the people who respond to things like this either had a bad experience or a really good one and the vast majority of people with acceptable-but-not-outstanding experiences aren't usually going to be motivated enough to chime in.
If we filter out that multi-complaints as actual bad ones likely to give you hassles and a bad experience, how do we judge the singles as to whether they are the anomaly of that one time an otherwise good company fell down, or as a true indicator of likelihood of a future bad experience?
Is how quickly they get back to you when you email a question or request a time to come and check the place out a valid indicator? The attitude of the super when you do make that visit?
What do you all think?
Our place is going condo and while we haven't been given a hard date quite yet, we do know the time is coming so we've started looking already.
Can anyone in Birmingham recommend a good Realtor and/or property management company, preferably with experience in buying, selling & leasing investment properties?
