Typically most, and often the best listings aren’t posted until a month or less before they’re available. If you’re moving in July, the best stuff will pop up in June. Inventory moves fast. Proper Real Estate is a great brokerage to work with. They might have some insight on stuff that’s yet to hit the market. I think they might deal mostly with pre-war buildings and Polish landlords who’ve been in the neighborhood a long time. That said, they might not have the most amenity-rich apartments that often fall in the 2 br 4K range.

Brian Grenga at Native Real Estate was great to work with. I found him after answering a Craigslist ad. The apartment I was interested in was no longer available, but he suggested we meet anyway so he could show me some similar places. He wasn't pushy, listened to what we were looking for, and ultimately found us a great apartment.

Anyways, those are a few I quickly found. As other have said, a local realtor is definitely good. If you’re looking for more of an amenity building you’re best off contacting their leasing department directly.

Things rarely are posted more than 30 days in advance and units move fast especially in the summer months. Are you planning on signing a lease sight unseen because I would highly recommend against it. You should have no problem finding a nice place with your budget though just gotta check streeteasy daily

Are you only looking at Greenpoint? Long Island city would also be a good option for that price range

We found our place just aggressively checking StreetEasy and setting up to see a place as soon as you can. Good apartments will still be rented day of. We've used proper real estate who found our last apartment but I think the one you're looking for might be out of their range. We also had some weird exchanges with them this time around and they'll obviously charge you a broker fee.

Not sure the price range for 2 beds but I can’t recommend The Greenpoint enough. Great building and beautiful amenities.
