I am not a realtor, but I work in real estate tech and talk to realtors all the time.
An important consideration is location. Realtors get pretty territorial, and often stake out claims to a certain town or area. So, somewhere in the world is a realtor that really knows and understands Newington, and particularly that neighborhood of Newington, better than others. They are valuable because they know the area well, and because they've sold houses in the area, which means they know a lot of other realtors in the area.
Essentially, you'll want a sellers agent who can bring a lot of buyers agents to the property. And one who has a lot of past clients in the area who may consider upsizing or downsizing from their current homes but not looking to leave town.
That said, a dynamite realtor from another area can still get the home sold and perhaps out-perform in other ways. But real local expertise is important to consider.
Like I said, I work with a lot of realtors. Find someone who is professional, full time, and perhaps incorporated. Often they'll work in teams--so instead of just an agent you get a marketing assistant and a listing specialist too. The commission is always tied to the sale price, of course.
Ultimately, of course, make sure the realtor cares and prioritizes your listing.

I just used Craig oshrin at William Pitt sothabys (sp?) And he was incredible. We were super picky and he didn't have a problem with it, worked with us every inch of the way and helped us end up with our dream home instead of attempting to convince us to settle for less. During the actual buying process he was absolutely on our side and got us several concessions wet would have never thought to ask for. Pm me and I'll give you his number

Sold my parent's house out of necessity when he became sick. I learned two things (1) Be realistic on pricing unless you want to be on the market a long time and (2) work with a realtor open to suggestion. We were on the market under 30 days. I wrote much of the description without any pushback. The realtor texted me in advance when people were looking. Worked great. Oh, and final advice. When you get multiple offers tell then to come back with their final best offer because you will be making a decision. You do not have to do the counter offering. Both offers came back above listing price. The house had not been updated in 20 years but had ok/good location.

If your parents are planning on getting a mortgage, have them ask the mortgage agent for a recommendation. That's how I found my realtor and it went great.
