Lisa Strothenke with [Fraida Varah Real Estate group](http://www.fraida.com). We found her by going to a random open house that we saw in Ravena. It was her client and while we ended up not quite liking the house she was showing, we had an awesome conversation and she found us what we were looking for in town. Big fat driveway on a cul-de-sac with an attached garage and central air...cant go wrong. She called me up every few days with lists of houses that matched our parameters and we would look on Google maps and decide if we wanted to go look. Her group has good people who helped us with everything. Home inspection, the mortgage, and a lawyer, and they all did well. They work with http://www.themortgageplaceinc.com, specifically Joanne Russel. We were able to get a USDA first time home buyers mortgage at around 3% and I was able to sign documents throughout the whole ordeal by receiving PDF's via email, printing, signing them, scanning them, and emailing them back to their assistant within minutes. Maybe every few days during the mortgage application phase there was something new to sign or something to scan and send to them, I did that crap at work, only took 10 minutes. Excellent people. The lawyer they set me up with was Valerie Jeffers and the fee was ~$500 for all the legal non-sense. She was awesome as well, explained what every document's purpose was during closing as well as important things to note about each doc. The home inspector they recommended, that I also checked on first, walked all around with me and told me all the kinds of stuff that I should do. These were items that were not items that would hold up the sale, but just things that could be better. Like "hey, you should really insulate these rim joists over here", "This pipe, you should change it, but it's ok the way it is.", that kind of stuff... He answered all of my stupid questions. It was good times. And about Ravena and south of Albany, don't count out South of Albany. * Traffic is much better out of the city of Albany and heading south either via 9W or 87 to Selkirk. * Bethlehem school district is one of the best in the area. * Bethlehem/Delmar/Glenmont has A LOT of nice properties and great shopping. About Ravena/Coeymans: * There are a lot of nice properties in Ravena and in Coeymans up on Martins Hill. Our property taxes are something to consider vs other towns. * In Ravena we have the rare privilege of broadband competition from non- douchebag companies. We have fiber to the home from StateTel within just the Village limits. Cable covers Ravena and Coeymans from MHCable which offers up to 100mbit, albeit 100 is at a ridiculous price. At the moment StateTel publicly offers up to 50, but you can point out that MHCable goes up to 100 and then haggle for higher speeds.... * Our school district is not ranked nearly as high as Bethlehem, but it's still ranked well compared to the rest of the state, Albany City, ect.. * About 9 miles away from shopping in Glenmont and about 14 miles away from downtown Albany. It seems far, but you get on 9W or the Thruway which is a straight shot to 787... while city dwellers sit in traffic at red lights trying to get across the city to go to similar places. For example, I can beat people to work from Colonie, Clifton Park, inner city Albany, ect.. since they deal with traffic and BS in the city while I take the Thruway to 787 to downtown with zero BS.

William Coons with CMK http://www.cmkandassociates.com/agents/william-coons_associate-real-estate-broker He was fantastic and found us a great house. He checks in now and again to see how it is going and even stopped over when we had a leak to see how he could help. He has lived in the area for years and was happy to work on our schedules. My husband and I were very happy and he will be helping us by our next house and sell this one too. He has even given us advice on what updates we can do that buyers will look for. He made everything so easy.

Like you want to buy a rental property or find a place to rent? I'd suggest just reading the r/Albany neighborhood guides and just jumping on craigslist. I've had great luck with affordable/really nice apartments for years.
