For an affordable warehouse option, you might want to check out The Boondocks in Youngsville (It's a newer venue and I'm not sure if their website has images yet, so here's a wedding from there: http://ashleydavidphotography.com/wedding-photography/the-boondocks-wedding-youngsville-nc-eiman-aaron/) or The Great Room at TOPO in Chapel Hill. Both are beautiful spaces and have awesome staff! And possibly the Rand-Bryan House (www.rand-bryanhouse.com) in Garner for a pretty field with indoor options. I'm pretty sure all three of those would be within your budget and all but TOPO allow outside catering.
