Second Timothy Button. We had the hot water system problems that saw it heat up and then trip the fuse leaving it only luke warm night after night. Turned out after Tim inspected it and problem solving thatmice had gnarled through the electrical cable under the house to the hour water tank. He replaced the cable ands it's as good as new now.
