This was almost 4 years ago now. my rowhouse is about 11-12 feet and has a flat roof. I later had him come back and do the skylights. https://i.imgur.com/pZyi8IJ.png

Four Twelve Roofing has done good work for me in the past. Torch-down chimney wraps on a similarly sized flat roof and front porch awning.
Shouldn't be much more than a couple grand at most. I paid $2600 for one this summer but that also included new shingles on the front side and removal of underlying asbestos shingle. 16 x 36

are you handy? I've patched roof leaks myself, with varying degrees of success over the years. if you're willing to commit to elastomeric, you can apply Tropicool yourself with no real skill necessary. you can't go back to bitumen after you start with elastomeric, though. my latest patch is holding strong for two years with some caulk, flashing tape and tropicool. depends on the kind of leak you have, though. fixing leaks around roof punctures or flashing can be harder.
