I'd start by looking at the local authority website...depending on what you're doing you may not need planning permission, you may be able to do it under permitted development but the rules are all on there. Then you need someone who can draw up your plans and building drawings. You need the drawings for the planning application and detailed structural drawings, material information and measures etc also have to be submitted (this is after you get planning approval if I remember correctly). We used AC Parkes builders, they were amazing and can also put you in contact with an architect etc. Good luck....it's a bit daunting to start with but actually it's not that difficult....you just have to take a deep breath and go for it! Make sure when you choose your builder you pick someone you feel you can work with IF things go wrong! And get loads of quotes as lots of people don't bother responding. Also do a bid document and detail as much as you can (access to site, storage, whether they can use your loo, what finishes you want, light fittings, heating requirements etc) The more you put in the less 'provisional sums' they'll put in and you get better budget control!
Sorry have posted before but have lost the numbers...need some recommendations for an architect to draw up plans for a house extension.
