It’s aimed at first time home buyers and is getting you in a home you can actually financially afford with a mortgage terms in your favor.

Joan from Cream City Real Estate. She was amazing for me husband and I. Very understanding with some of our stupid questions as first time buyers. Also, make sure that if you decide on a condo you are okay with still sharing walls with other people and paying condo fees on top of your mortgage. My husband and I were debating on condo or house then realized we were moving from an apartment because of the rude habits of neighbors that we shared walls with. Just keep those kinds of things in mind before making a commitment this big. And congratulations on taking the step! It's very rewarding!

Karin Kampa is the best imo. I worked with Shorewest before and very much felt like I was another name on a spreadsheet. My wife and I happened upon Karin driving through a neighborhood and seeing one of her signs. She hustled her ass off for us and checked in with us after to make sure we were settled in. Im not a realtor, but I can attempt to walk you through the process. Get your money ready, the last six months of bank records and last two years of tax returns. Provide detailed copies on all large deposits in that six months.
Its Spring, which means you will have to pay more for what you want. It's also a sellers market, so be ready to be rushed and competing with others on a house you want. You will need to be ready to pounce, and while the costs are negotiable throughout the process (initial offers/counters, post inspection), your home inspection will lead to other forms of specialized inspection. Find a home inspector and loan officer you are comfortable with.
These are just ideas and opinions that I have. I'm sure everyone likes their own realtor if they got a decent deal/home. In the end the inspectors will likely be more of a factor in your satisfaction.

When we needed another opinion on repairs on our home after the inspection she had people out there super quick. Andrew Otis with Shorewest was amazing when my husband and I were looking for houses. As first-time homebuyers, I really appreciated how he was able to walk us through all the things we should be looking out for in the houses we were looking at. He was also very knowledgeable when it came to getting a mortgage and what lenders would be best for us to talk to. He was super responsive to both texts and emails; I don't think we waited more than an hour for a response when we reached out during business hours. He was also very understanding of our budget and didn't try to push us to look at anything we weren't comfortable with budget-wise.
