Just FYI, people give away free pianos in good condition all the time. Just gotta troll Craigslist for a couple weeks. Pianos used to be a staple of every middle class household. Nowadays, not so much. Younger adults and "millennials" usually don't want a piano in their house unless they're an actual player. As older relatives pass, and younger family members clean out their house, more and more pianos are suddenly without a home. Usually all they want is for someone to come pick it up. I've obtained several pianos and organs this way.

Call Complete Piano - they are part of Fort Bend Music Company (there’s one in Sugar Land and one near Greenway Plaza). They should be able to answer those questions and likely have some tuner reccs for you. Tuning isn’t cheap, it’s highly specialized and will take longer if the piano needs more work, but is worth it.
