I would go online and find the form realtor’s contract and present that to the buyers. Once they sign, they will send to their attorney for attorney review. That attorney will then make changes favoring the buyer, and send that proposed contract to your attorney. Your attorney will then accept, reject, or modify the changes to the contract, and add changes of his/her own. I’m a real estate attorney in NNJ and it adds a lot of hassle on all sides when the sellers present a non-standard contract before attorney review.

Scott Pyfer (www.lindabury.com) is a real estate attorney in a full-service law firm in Red Bank. I've spoken with him at NJRESN meetings several times. He seems very sharp; and there are certainly attorneys with other specialties in the firm that can be brought in if necessary.
