Jeff Attwooll has been positively amazing for me. The two main reasons are: 1) he is happy to do a ton by email and is happy to answer all your questions, endlessly, with detail. You've got someone who truly wants you to feel informed and comfortable. 2) He once made a small mistake (missed a rate change just prior to lock-in). He immediately explained the mistake, how it happened, and he transferred me cash in the amount that the rate delta added up to. Everyone makes mistakes. If you are going to have a high ratio mortgage it is unlikely that most lenders will give you a firm approval prior to having an accepted offer on a property. The mortgage insurance provider (CMHC, Genworth) has final say on if they will insure the full value of the house. If they don't approve the full amount you would be required to come up with the difference between the insured value and the full amount, in addition to your deposit. It doesnt happen very often, especially in KW but it is a risk if you dont have a financing condition. The only other option is to walk away which you will likely forfeit your deposit and could be sued in the event that they lose money.

My realtor put me in contact with [Julia Bernier](https://juliabernier.com/) who handled pretty much everything finance related for me: got me a quote for mortgage and bridge financing. The whole process was pretty smooth. I don't know who told you you need full approval to skip the financing condition though, that's totally not a thing. It's a risk, if the financing falls through then you're out a house and your deposit, but you can do it.

I refer my clients to Katie Townsend with Invis here in town. You can put an offer in without conditions whenever you want, but the selling agent is going to want to know if you've been pre-approved before taking the chance on your offer. A mortgage broker is still going to ask for a conditional period anyway, to cover their butt. So it'd be up to you to make the decision to include/exclude in the end.

I used him several years ago to secure my home mortgage. Found him to be very knowledgeable about lender policies and government regulations. Kent took all of the headaches out of it for me. The process went so smoothly and he secured a great deal with a reputable lender for me. Earlier this year, a good friend also used Kent with the same results.
