Ive been paying for it for over a yearnow (our market was one of the first to transition) they give you added things you can use none of which are very helpful or worth it. The problem is that this is all on the landlord end so it hasn't stopped the renters from using the site. As a result they are still considered the top site by renters which means we have to suck it up and pay. I pass the cost on to the individual owners as an advertising cost but still I can assure you its very annoying and left a VERY bad taste in the mouth. They seem to be trying to market themselves as the small landlords best friend, advertising, applications, leases, rent collection ect all of which might be useful if you only manage 1 or 2 houses and are ok with halfway developed things. I guarantee my lease is better for my market, my background check provides more information, I have my own rent collection systems. So why am I paying for these things when I dont use them... They even change your phone number and forward you the call so they can record it (for your privacy they claim) so that your number isnt listed online. except that is one of the biggest red flags that your property is a scam is a different phone number than is on signage at the property itself. I saw just the other day you supposedly can opt out of this but I have yet to see how. Literally the moment there's another halfway decent option that generates the same leads I'm dropping them completely. As is I use them and Craigslist and put together HTML codded ads. I do think the weekly charge is nice as if a property gets rented out quickly you can cancel it and pay less but the price of it is outrageous. Its also annoying you have to pay with the same card for all of them, you cannot assign different cards for different ads so different owners cannot pay directly only reimbursement. Oh and good luck getting a hold of any sort of customer service when problems arise. This didn't bother me as much when it was free (beggars cant be choosers) but now that you pay for it and STILL cant speak to anyone if there's a problem....

I’ve never had luck with Zillow. Apartments.com and our property website tend to be our biggest source of lead traffic. We also have rentpath and apartmentlist.com. I like ApartmentList because it’s a one time commission for each leased apartment instead of a monthly fee. Of our 500 units, I get about 1 lease through AL a quarter.
